Rent is only part of the bill

A sustainable rental budget covers more than the advertised monthly rent. Build a number you can repeat every month without stress.

  • Base rent
  • Utilities (electric, gas, water, trash)
  • Internet and streaming you actually use
  • Parking, pet rent, or storage fees
  • Renter’s insurance

Many renters aim to keep housing costs in a comfortable share of take-home pay. Use your own numbers — not someone else’s rule of thumb — and leave room for food, transport, and savings.

Expect these move-in costs

Security deposit

Often equal to one month’s rent (sometimes more). Ask when it is due and how it is returned at lease end.

First month’s rent

Usually required before keys. Some properties also request last month’s rent — confirm in writing.

Application & fees

Application fees, admin fees, and pet deposits can add up. Ask for a full fee list early.

How to set your search price filter

  1. List take-home income and fixed monthly obligations.
  2. Decide the maximum you can pay for housing total (rent + typical extras).
  3. Subtract a buffer for utilities and fees you cannot confirm yet.
  4. Use that number as your Rent.com max-rent filter — not the absolute ceiling you saw in an ad.

Questions to ask every property

  • Which utilities are included in rent?
  • Are there monthly amenity, trash, or pest fees?
  • What is the total move-in amount due before keys?
  • How much is parking or pet rent if applicable?
